Bruce Murray joined Real Estate Solutions Group, LLC in 2001 and has completed over 30 years of successful real estate analysis including financial analysis and cash-flow projections for public and private institutions including investment and commercial banks, developers/operators, government agencies, and law firms. His expertise ranges from modeling detailed analyses of cash-flow estimates for a wide range of real estate types and development to analyzing the financial feasibility of large, mixed-use projects.  Mr. Murray has particular expertise in structuring and modeling available public incentives to meet project needs.  Mr. Murray’s work in this area of real estate finance has assisted clients from both the public- and private-sectors; with public-sector clients seeking to assure project success while not overly enriching the developer and private-sector clients seeking to assure reasonable return to equity and repayment of private debt.  Mr. Murray has also assisted municipalities and government agencies with creation of economic development strategies intended to maximize economic impact with minimal public cost, often including the full repayment of all public funds invested.

From 2006 through 2009, Mr. Murray was an Adjunct Assistant Professor of Real Estate Development at Columbia University’s Graduate School of Architecture Planning and Preservation where he taught concepts in financial pro forma modeling.

Prior to joining Real Estate Solutions Group, Mr. Murray was employed at Ernst & Young LLP as a manager in the Real Estate Advisory Services Department. Before, Ernst & Young LLP, Mr. Murray served as a senior real estate appraiser for Marchitelli Barnes & Company, Inc., Chase Manhattan Bank, N.A., and Cushman & Wakefield of Long Island, Inc. He was also a staff appraiser at Howard Jackson Associates. Mr. Murray prepared real estate appraisals on a wide variety of investment grade property types such as Class A office complexes, regional shopping centers, industrial parks, hotels, and Planned Unit Developments encompassing a mix of residential, retail, and office uses. Mr. Murray’s valuations and feasibility analyses have been relied upon for litigation support for counsel in foreclosures and tax certiorari proceedings, for lending purposes, acquisition or development decisions, liquidation strategies, and eminent domain procedures.

Mr. Murray has a B.A. from Montclair State University and has completed extensive coursework at the Appraisal Institute. He is a Practicing Affiliate of the Appraisal Institute, and is certified as a Real Estate General Appraiser in the State of New York (46-4621).
