The Archdiocese of Philadelphia (“AOP”) had decided to discontinue operations at Saint Gabriel’s Hall, a 175,000 square foot building, and additional smaller structures located in Audubon, PA. The property included a total of 56 acres of land on 2 parcels on opposite sides of the road.
RESGroup was retained to assist AOP with the disposition process. RESGroup helped AOP identify and prioritize their goals for disposing of the property disposition and developed a path for achieving those goals; created a competitive Request for Proposal (“RFP”) process, wrote and marketed the RFP, reviewed the responses and assisted in negotiations of agreements with the selected developer. Six experienced national and regional developers responded. To ensure selection of the most qualified development team, a proposal with the greatest likelihood of local approval and the best financial terms, RESGroup also:
- Compared and analyzed the responses and created a summary matrix of the development proposals submitted in response to the RFP to allow the AOP to make an informed decision;
- Worked with the client to select a short list of respondents and compared the best and final offers that would meet AOP’s objectives.
- Assisted in selecting a finalist and alternate and supported negotiations of a sale and development agreement.
The process resulted in the selection of a developer, who is undergoing the process of site planning for eventual development of the site.
